Below please find some answers to frequently asked questions as well as helpful resources:
New Owners / New Tenants
Welcome to the Villas at Kahana Ridge. Please complete a registration form (in forms tab).
All owners are required to send an updated registration form annually and/or with any updates and changes like new tenants, vehicles, pets etc.
All owners require a HO6 insurance for their unit. Please submit a copy of your policy annually or with any changes to Insurance Associates at ho6@insuringhawaii.com or via fax at 808-792-5357 or mail to: Insurance Associates, 800 Bethel Street, Ste 200, Honolulu, HI 96813.
Payment Options for monthly maintenance fees. The FRONTSTEPS app offers one time or auto payments. Convenience fees will apply: credit or debit card payments are $2.50 plus 3.95% of the total amount. For E-check (ACH), there is a flat fee of $3.00 per transaction. If you would like to set up auto payments with SurePay (no fees) please contact paymentinquiry@hmcmgt.com or 808-440-5530. Or simply mail in our payment together with your coupon.
Visitor Parking. We offer 24-hour visitor parking in marked areas throughout the property.
Car Wash. Please wash your car in the designated car wash area only and when available, as it is connected to our water well and will not increase our water bill. Washing your vehicle anywhere else on the property is NOT permitted.
BBQ. You will find BBQ areas throughout the property. Please be mindful and clean up after yourself. No BBQ after quiet times begin.
Trash. Pick up days: Mondays and Fridays – additional pick up on Wednesdays by building 3 only. Dumpsters are for VKR tenants only. Household garbage secured in trash bags only (expect for dry paper, which need not be bagged). Breakdown boxes. NO hazardous waste. NO excess waste. NO construction waste, NO furniture, NO oversized items. Please utilize the Olowalu Residential Recycling & Refuse Center. If you have free giveaways, please list them online – DO NOT leave them by the dumpster. If dumpster is full, please use another one that is not full. Do not leave any items outside of dumpster. Please keep the dumpster area clean.
Pets. Please clean up after your pets and make sure they are leashed at all times (cats or dogs). Please make sure to register your pet (forms folder).
Feral cats and birds. Feeding feral animals and birds on property is not permitted. Maui Humane Society is at full capacity and will not take any more cats. You can TNVR (Trap, Neuter, Vaccinate, Return) them. MHS suggests you feed them away from the property. This will help alleviate them from getting into garbage. Be humane, they didn’t choose this.
Lanais and entryways. Please keep your lanais and entryways neat and clean. Storage bins need to be beneath railings. Be sure the sunshades are with approved colors only.
